Questions

Owners often ask.

How much does it cost?

Full property management is 7% of the monthly rent, with a minimum of $125 a month. Finding and placing a tenant is 50% of the first month's rent. Fees are plus GST, and additional fees may apply for optional services.

I live overseas. Can you still manage my property?

Yes. Many of our owners live outside Canada. You receive monthly statements by email and your rent is deposited to the account you choose.

Which areas do you serve?

Vancouver, Burnaby, Richmond, Surrey, New Westminster, North Vancouver, Coquitlam and the rest of Metro Vancouver.

Can you just find me a tenant?

Yes. Tenant placement is available on its own, for 50% of the first month's rent.

How do you set the rent?

We compare your home with similar rentals that are listed and recently leased nearby, then recommend a rent that attracts strong applicants without leaving money on the table.

How do you screen tenants?

Every applicant is checked for credit, references, employment and income before we recommend them to you.

Do tenants need insurance?

Yes. We ask tenants to carry tenant insurance and we track renewal dates for you.

How is rent collected and when do I get paid?

Rent is collected each month, preferably by pre-authorized payment. Your net rent is deposited to the account you choose, with a monthly statement showing every dollar.

How are repairs and emergencies handled?

We arrange repairs with insured, trusted trades and respond quickly to emergencies such as leaks, outages or lockouts, keeping you informed.

Are your fees tax-deductible?

Management fees are generally a deductible expense against your rental income. Your monthly and year-end statements make tax time simpler; please confirm your situation with your accountant.
